WE'RE HIRING!!

We are looking for somebody to provide exceptional cover every Saturday between the hours of 08:55 and 16:00.
This could easily extend into the week as and when we are busy and once you have proven your abilities.

You must have your own transport and will ideally have some sort of experience relevant to our business/the industry, which would benefit us, and you, as and when you will be required to go out on viewings.

When viewings are not booked in your main duties will be to, open up and man the office and deal with telephone enquiries and walk-ins.

The salary on offer is DOE and you will be provided with secure off-road parking.

Photo of the Week - Poole Harbour, Brownsea Island and Sandbanks this evening

Another couple of quick photos this afternoon just to show how stunning the area is.
From kitesurfing and windsurfing to a plethora of other watersports, Poole Harbour with its tidal range and vast run-offs of shallows really is an ideal place to come and enjoy the water.
The stunning backdrops and ever-changing sunsets add to the desirability of this wonderful area.






After a storm, there's calm...

Sunday night's much-reported and much-hyped storm had an effect on the area, although thankfully not major.
Poole Harbour was affected, with boats pulled off moorings and several deposited onto Sandbanks beach and along the waterfront at Banks Road.

Sandbanks itself escaped much of the harm, with only a tree down on Brownsea Road by the looks of things. See some of the photos below, courtesy of the Daily Echo.

Highest quarterly lending since 2008, confirms CML

According to the Council of Mortgage Lenders (CML), gross mortgage lending held steady in September, at an estimated £16.2bn, a slight change from August's gross of £16.4bn, but 41% higher than September last year (£11.5bn). This is a strong pointer that the market has recovered over last year.

Gross lending for Q3 2013 was an estimated £49.3bn, a 17.6% increase on Q2, and a massive 32% increase on the third quarter of last year.
Overall, these figures add up to the highest lending amount quarter-by-quarter since Q3 of '08, according to a recent report from the CML. They confirm that house purchase volumes are now at a massive 90,000 a month.

Their chief economist, Bob Pannell, said "Indicators suggest that we are witnessing the strongest house purchase performance in five years. House prices, too, have revived, but modestly aside from a resurgent London market. With the Help to Buy mortgage guarantee scheme becoming fully operational in January, and firms implementing the mortgage market review in April 2014, it may be several months into 2014 before we get a true gauge of the scale and reach of Help to Buy".

Mortgage applications are up, as are activity levels, but these always take a while to have a knock-on effect onto the housing market. Now, therefore, is a good time for the shrewd property purchaser to secure that ideal home before somebody else does.

It is still very early days in the scheme, but access to 95% mortgages will play into the hands of first-time sellers, as well as first time buyers, and encourage greater movement in the market.

Despite some rather autumnal weather setting in, on the way back from our last appointment last night, we stopped whilst going along Banks Road and managed to grab a picture of a rather superb sunset with the sun on its way down behind Brownsea Island. The boats lined up perfectly in the corner of the shot and this photo really epitomises just one of the reasons why this area is so incredibly sought after. When we talk about waterfront property offering stunning views of ever-changing sunsets we're not exaggerating!

Staging a Coup...

With more people viewing properties now than in the last five or six years, it is extremely important that houses for sale look their very best to maximise their value potential. Arlington & Hall make a few suggestions on how to start.

In the US, home staging - preparing a property for sale - is very big business indeed. Professional staging firms clean, de-clutter, furnish, re-furnish, hang pictures and even fully redecorate to make sure that an individual property looks, smells, and even feels its very best. Getting a property ready for sale sometimes costs thousands but can add tens of thousands of pounds to a sale price, so is usually well worth doing.

Back over this side of the pond, the idea hasn't really taken off, despite TV programmes showing just what a difference a fresh pair of eyes, and a bit of imagination, can make.

But, while we may not feel the need for a stager, we should be aware of that vital first impression which is influenced by the cleanliness, neatness and order of a well-maintained and well-loved home when it is shown at its very best.

As we come into the autumn property selling season, now is a good time to think about how your property will appear to a buyer. Your home will look more spacious with fewer things in it. Surfaces should be cleared of clutter. Also it is surprising what a difference can be made by taking away just one piece of furniture from each room. Everywhere will look vastly more spacious. Give your home a deep clean and, if you don't want to do it yourself, get in a reputable cleaning company to do it for you. As the evenings draw in, get a fire going if you have one. A fire in the home is one of the basic human needs and people always respond.

Telling a seller that the look or condition of their house is not actually doing them any favours can be hard for anyone, including an estate agent. It is a highly personal subject. So, make it easy on yourself - ask your agent what should be done. And then follow his or her advice.

Preparing a house for sale takes practice and the understanding that more of a blank canvas is preferable so potential buyers can build and decorate in their imaginations without the distraction of other people's taste. So if you are selling this autumn choose an agent who is not merely going to put your home on the market but one who will help you stage a coup as well as make yours the one that's most desired.

That is the real way to make more money from a sale - it won't come simply by adding a few thousand pounds onto the asking price and hoping for the best.
